現在樓價及利息支出相對供樓負擔比例尚叫合理(不可以03年SARS最低時比),當然租金也負擔到.

但是九十年代就不同了, 樓價急速上升,年年加租(通漲),因未試過樓價下滑(直至九七惡夢),許多人怕再遲o的挨唔起貴租亦買唔起樓(因那時只有上升,唔好話私樓居屋都好難嫁,好多就算交埋間公屋出黍都抽唔到居屋嫁)都有早上車就好既心態,就算搵二萬供萬五都開心!! 那時侯樓價高利息高供樓起碼過萬. 一場九七就...那時有個朋友本來租樓住,因結婚便買深井樓約四百萬已付定三成之後樓市大跌(股市跌後几個月)樓價比佢買入已經唔見百几萬,只係相差几個月, 禁佢決定左撻定,就禁無左多年積蓄百萬元. :-( 但係之後該樓價跌唔停, 佢無上會都話好彩. 睇番而家既價仲有一半價啦.

我都知我計漏好多野, 例如每月既管理費差響, 唔好講貴樓, 當你十零年樓一個600幾呎一般家庭咁黎計算, 管理700/月, 差響400蚊/月, 姐係成本要1,100, 一年要13,200, 當你計埋通脹, 20年都要使30萬。大廈維修呢都未計..... 姐係20年黎要比180萬出去, 自己就渣番250萬。

初初結婚得兩個人, 睇怕有9成既夫婦都會買兩房掛, 除非你唔打算生細路, 一生細路分分鐘1開2, 因為要請工人, 所以一間屋好難住到十年.. 我頭一間屋都係住左5年就賣, 賣時都蝕幾十萬, 但都好彩, 並唔係97時買, 如果唔係就慘。

可能我講得唔夠清楚, 我講7厘的意思是: 如果要計投資回報, 要有7厘才算滿意. 如果買樓, 傳統智慧話俾我知, 買樓可敵通漲, 買左樓, 樓市低時, 通漲亦低, 通漲高時, 通常樓市亦會高, 我只是覺得買左樓就心安, 並不是說買樓可有7厘回報. Sorry, 我成日唸快過打字, 所以有時詞不達意.

回看香港歷史, 政府施行高地價的多年裡, 樓價都是大漲小回. 之後出了個慈祥的董伯伯, 佢希望樓價可以低一dd, 雲雲眾生可以不再做無殼蝸牛, 於是破天荒破壞了市場的自然供求, 推出八萬五, 雖然係好有效地令到樓價急速回落, 點知要佢停果陣停唔倒, 搞到香港經濟變一潭死水, 社會怨氣沖天, 有樓既慘, 無樓既仲慘. 結果政府高官要出來高調買樓, 推出"孫九招", 大大聲話要將樓價 "ush up a bit". 有過呢次血的教訓, 我唸未來幾界特首都唔夠膽再去搞個樓市, 因為歷史經已證明: 樓市跌, 香港經濟, 政治都會有災難性的后果.

我好鍾意董伯伯, 因為佢, 我有機會買樓. 只要安份守紀, 一家人從此不再需要搬來搬去, 一家人, 從此可以住靚裝修的樓, 可以為居所添置好多無謂野, 它日真係要搬時, 都可以樓換樓, 高買高賣, 低買低賣, 無需再為住所而煩惱. 住房質素, 是生活質素的一大部份, 兩公婆拗(辯論)的機會都少d.

買樓的機會可能只得一次, 能否把握, 是危還是機, 就全在自已一念之間.

從政府的角度來看, 樓市大升, 會好大鍋; 樓市大跌? 一定會仲大鍋.

董事長的確是好心做壞事的表表者. 佢只係想幫一d有意置業的人達成心願, 但置業與否, 純屬個人決定. 當日買左, 今日樓價跌, d人就話董事長(曾經幫過佢既人)害左佢. 試想下, 當年被白手襪黨欺騙, 而用成百萬買左麗港城九百幾尺(今日值約350萬)果d人, 點解又唔再鬧白手襪黨呢?

相信政府短期內唔會再推出類似"首次置業"貸款的援助, 政府會盡量減少對市場的干預.

Let's see my case n experience. I don't know should rent or buy too.
My family rent a old flat for over 25 yrs. My father bought a house at Yr1989 cost $2M n should worth 7M now. In the meantime,he rent it out to pay the mortage.
At yr 2002,I got married n bought a house cost $3M n guess worth $5M now. Should I sell it out n rent or buy a bigger house?

I think property investment in long term is a safe investment? Is that right?

個業主肯租層樓俾你地25年, 真係好難得.

我覺得你個case同一般人唔同, 如果你今日賣左你自已層樓同你老爹果層, 連已付的供款在內, 你地收番過千萬現金, 只要僅慎投資, 下半世真係買又得, 租又得. 住屋唔係你將面對的問題.

你只需從投資角度去看, 投資最大的敵人就是如何去面對"貪婪" 與 "恐懼" 呢兩個(子子)生兄弟.

But in long run I must say property investment is a very good method to save money for an ordinary man who does not know much about investment or don't have much time to think about investment.Of course, you must be very prudent when you enter the market or leave the market
- selection of location and estate
- market cycle
- uprsing or down turning . Obviously now the market is in uprising trend.
- purchasing price (remember your future profit already determined at the time you buy , not at the time you sell )

Job stability of course is a great concern. To play safe, you can be more conservative by buying a smaller or older flat in a smaller amount . Futher, you can arrange a less repayment and longer period mortgage with bank . Then insist repayments for a few years, if the market is still up or at least in pace with inflation rate, the house can generate captial gain by itself (normally you have 3 to 20 times leverage on your downpayment 30% to 5%). No need to hold for 20 yrs, Sell your flat and take your downpayments + monthly principal repayments + price margin at one time. Don't bother much about HK future is good or bad in long run. But at least major view is HK can be good before 2008. Reasoning is quite acceptable. Bird Flu will have a short impact but it can't stop the market. On the other hand, Bird flu gives a chance to someone who wants to buy a flat at a cheaper price.
In short, no plan no effort no risk ,then you get no gain. Saying or feeling something bad or good is easy, But think and act will lead you , say, 4 time loss and 6 times win. Eventually you can earn more than doing nothing , but more important, you get the expereince to mangage your money better and better.

It is my dad's money not mine. Of course he retired 10 yrs already plus he has so many stock investment that he bought it long ago like HSBC n Hang Seng Bank etc money is not his worry. For my opinion,invest in property in the long run is very good n safe investment compare to stock. I wish I can invest like my dad too but I don't hv money like him

純以投資角度去看, 我個人覺得買地產股回報會高過買樓, 不過如果抓住數百萬元股票, 可能你在未來的日子會飽受"富貴如浮雲"及人生大起大落等難得的生活體驗, 如果能夠做到升不喜跌不懮, 咁你既EQ一定好高.

我就覺得買樓蓄錢係最好的長線投資, 因為買賣手續煩復, 交易成本高等"缺點", 但絕對有助你克服恐懼, 成就貪婪.

如果你決定賣, 我都勸你遲小小, 因為現在很明顯是在上升軌, 尤其呢個月, 簡直是當頭升, 是買的時候, 不是賣的時候.

突發事件除外, 我覺得息口確認見頂之日會有較顯著的升幅, 明年或后年美國減息時可能又是另一次. 我自已就豈馬會等埋呢兩次.
